DEED OF CONVEYANCE
George L. Bailey and L.V. Russell for Laura E. Bailey to Alfred Rhoades 1897THIS INDENTURE made and entered into this 7th day of January A.D. 1897, by and between George L. Bailey and L.V. Russell, on behalf of Laura E. Bailey, wife of the aforesaid George L. Bailey, for that purpose duly appointed by the DECREE of the District Court of the State of Iowa, in and for Dallas County made and entered of record on the 6th day of January 1897 in a certain action then pending in said Court wherein George L. Bailey was Plaintiff and Laura E. Bailey was Defendant (No. 2265 Equity) of the first part and Alfred Rhoades of the County of Greene and State of Iowa, of the second part, WITNESSETH, That the said George L. Bailey on his own behalf and the said L.V. Russell, for and on behalf of the said Laura E. Bailey, for and in consideration of the sum of Seven Thousand Five Hundred Dollars ($7500) to the said George L. Bailey, in hand paid by the said Alfred Rhoades, have bargained and sold and by these presents do bargain, sell and convey unto the said Alfred Rhoades, the following described Real Estate situated in the County of Dallas and State of Iowa, to-wit:
The South-East Quarter of Section Sixteen (16), in Township Eighty (80) North, of Range Twenty-eight (28) West 5" P.M. Dallas County, Iowa, (Except One Acre in the South-East Corner for School House purposes) Subject however to two Mortgages, one of $1000 given to the Mutual Benefit Life Insurance Company and Recorded in Record 95, at page 537, and an unpaid balance of $1100 of a $1600 Mortgage, given to J.W. Ellis, and Recorded in Record No. 116, at page 193.
The said George L. Bailey, and L.V. Russell on behalf of Laura E. Bailey, hereby covenant with the said Alfred Rhoades that they hold said premises by good and perfect title, that they have good right and lawful authority, to sell and convey the same: that they are free and clear of all liens and incumbrances whatsoever except as hereinbefore mentioned.
And they convenant to warrant and defend the said premises against the lawful claims of all person whomsoever except as to above mentioned Mortgages.
And the said L.V. Russell for and on behalf of the said Laura E. Bailey in pursuance of law and in obedience to the order, Judgment and Decree of the said District Court made and entered as hereinbefore stated, hereby joins and concurs in this conveyance and hereby conveys for and on behalf of the said Laura E. Bailey all the right of homestead and dower of the said Laura E. Bailey, in and to said premises.
IN WITNESS WHEREOF the parties of the first part have hereunto set their hands, this 7th day of January A.D. 1897.

Dallas County }On this 7th day of January A.D. 1897, before the undersigned, a Notary Public, in and for said County, personally appeared George L. Bailey, and L.V. Russell, personally to me known to be the identical persons, who signed and executed the foregoing instrument and the said George L. Bailey personaly acknowledged the signing and execution of the foregoing instrument to be his voluntary act and deed for the purposes therin set forth and the said L. V. Russell personally acknowledged the signing and execution of the foregoing instrument to be his voluntary act and deed and the voluntary act and deed of the said Laura E. Bailey by him thereunto duly appointed as in said deed set forth, voluntary done and executed for the purposes therein set forth.

In the District Court of said CountyI, C.C. Pugh Clerk of the District Court of Dallas County, Iowa, do hereby certify that the within and foregoing deed of conveyance executed by George L. Bailey and L.V. Russell for and in behalf of Laura E. Bailey as stated therein to Alfred Rhoades was on the 8th day of January A.D. 1897 presented in open Court for approval and that the same was by the said Court approved.
